  • Scope – Building facades, common areas, parking garages, dumpster pads, sidewalks, entry monuments, pool surrounds, and clubhouse.
  • Structure – A written annual proposal with locked-in pricing, a defined visit schedule, and a scope your board can approve once and forget.
  • Paperwork – COI on file before work begins, W-9 on request, net-30 corporate billing.
  • Reporting – An annual property-care report per account, with photos, services performed, and recommendations for the coming year.
  • Responsiveness – Every message acknowledged within four business hours. We do not go quiet on you mid-season.
  • Start with one property – We can scope a single building or common area first, so you can judge the work, the crew, and the communication before committing to an annual program.
  • Your owners benefit too – Unit owners and residents at partner properties receive priority scheduling and preferred pricing on their own homes. A resident perk you can offer that costs the association nothing.
  • General liability – $1M per occurrence, $2M aggregate. Certificate issued to your office or association on request.
  • Commercial auto and equipment – Commercial auto on all vehicles, and inland marine coverage on the rig.
  • Workers’ compensation – All field team members are W-2 employees covered by workers’ comp. No uninsured labor on your property.
  • Registered New Jersey business – Registered entity with state tax registration. W-9 available for vendor onboarding.
  • Documented methods – Written job checklists, handling protocols, and photo records on every property. Process, not improvisation. Vendor packets for brokerages and management companies, containing COI, W-9, references, and a service overview in one PDF, are available on request and typically delivered same day.
